This 189.69
Acre Tract offers spacious home sites and incredible Blue Ridge Mountain
views. It is located in Gilmer County, Georgia, in the Beautiful North Georgia
Mountains one hour north of Metro Atlanta.
This 189 Acres is an extension of Reece Mountain,
and can be purchased as a "Phase 2 Buildout" of that community - or as a
separate, unencumbered parcel. Once an apple orchard, Reece Mountain is a gated
mountain community with spacious homesite's with a hardwood and evergreen
forest that define the landscape. This specific 189 Acre Parcel showcases gentle rolling
hills, incredible Blue Ridge Mountain views, Fall Apple Festivals and a
tranquil pace of life. If you're in search of a some quiet mountain land
within easy driving distance of Atlanta, this will be perfect for you.
- Acreage: 189.69 acres
- NOTE: If someone is looking for a larger parcel, 100's of border
acres exist that could be added.
- Topography & Facement: A series of gently rolling hills and
ridgelines sloping from a lower elevation up towards the high main
connecting ridgeline. The slopes of the primary & finger ridgelines
offer Eastern Sunrise, Southern Horizon, and Western Sunset Views.
- Infrastructure & Improvements:
Over $100,000 worth of improvements and pre-development work has already
been done. Precut main interior roadway corridors exist.
Pre-Planning for development includes a preliminary engineering draft of
potential lot placements + the entire property has been surveyed with a 2'
gradient topographic map. Perk Tests & Soil Analysis has already been
done extensively throughout the property to determine acceptable Homesite
potential.
- Potential Homesite's: Sunrise, sunset,
mountain ridge line view and wooded homesite's exist. Hypothetically,
if this property were split into 2 - 3 acre tracts, probably 80+ percent of
the lots would offer stunning mountain views.
- Potential Usage:
The Property can be developed as a "Phase 2" extension of the neighboring
Reece Mountain Development, or can be sold unencumbered for almost any use
such a large tract of land would naturally lend itself to. (NOTE:
View the "COVENANTS" section for simplified
& detailed explanations)
- Nearby Recreation: The Property
is located in
Gilmer County, nestled in the foothills of the vast
Chattahoochee National Forest, among the Blue Ridge and Cohutta
Mountains. Long mountain ridges, deep valleys, lakes and streams, abundant
wildlife and flora, plus picturesque views define the area. The beginning of
the Appalachian
Trail is located here, high atop Springer Mountain. As the apple capital
of Georgia, there are abundant orchards, apple stands and apple picking, as
well as the popular
Georgia Apple
Festival. The county seat,
Ellijay is
located where the Ellijay and Cartecay Rivers join to form the Coosawattee
River as it flows into
Carter's Lake
which is known for its many outdoor recreational activities. Reece Mountain
is surrounded by many smaller communities such as Cherry Log, New Hope and
Tails Creek, each with its own down-home charm.
- Location: 1 hour north of metro
Atlanta, 10 minutes from downtown Ellijay, 65 miles from Atlanta's
Hartsfield International Airport. Easy drive for a weekend getaway.
- Local Conveniences: Approximately
10 miles from Walmart Super Center, Lowe's, major grocery stores, gas
stations, restaurants, fast food, downtown Ellijay and local shops.
Amicalola Falls State Park is only minutes away.

Below are 13 Photographs of or from
the 189.69 Acres |
|
 |
|
|
|
Above is an Eastern Sunrise View. Below we head up the ridge
and begin a series of view photos that pan towards the right - towards
the Western Sunset. Some or all of these views are available in some
form from the majority of possible Building Sites that could possibly be
envisioned on this property. |
|
 |
|
Below - we have panned right from the photo above. |
|
 |
|
Below is a slightly different view of the above photo.
We walked towards the center of the property, along the ridgeline where we
were able to get a clearer photo of the foreground lands. |
|

|
|
The property is heavily wooded. All the photos so far were taken from
small clearing areas along the internal trail system. We didn't walk the
entire property doing photos, so the above was the farthest we could go
towards the Western / Northwestern facing views. The above photo is facing
approximately South/Southwest - but the view extends dramatically farther to
the right.
To get the next photo, we drove to a ridgeline across the road, and photo'd
back across the property towards the right of the above photo. It shows
the extension of the mountain views towards the west. It also shows the
property as seen from a distance. |
|
 |
|
Below is a zoom of the above photo, with a very rough
pencil outline of this property. The below is very rough, but is pretty
close to the outline when seen from this skinny side angle aspect. All
of the photos taken up until the one above - were taken looking out from the
right 1/3 of the highlited area below. |
 |
|
Well, I hope we've achieved our primary objective up to
this point - which was to give you an idea of the expansive views that are
going to be available from almost the entire property. Next we're just
going to throw in a few random woodland photos from the interior, as we walked
some of the property. Nothing dramatic. It's hard to photograph
woodland, because in all honesty woods are pretty much woods - but we will
show you some of the trails, etc... |

|
Almost everything you see in the PHOTO BELOW is of the interior center of
the property, as seen from the westernmost cul-de-sac border of Reece
Mountain. (not to include the little row of immediate pines, just
on the far side of the road. Those are the fronts of Reece Mountain
Border Lots.) |
 |
|
Well, that's what we've got. It's hard
to photograph these big woodland tracts, but I think you've got the main idea.
Check out some of the other sections below for some more info. 2' Topo
Maps, Preliminary Lot Plans, a Formal Plat Map showing exact dimensions and
Aireal photos are Available to interested parties. Property is easy to
view from the ground - the jeep trail network covers the majority of the
property. Owners willing to spend the day with anyone who evidences
serious interest, and wants a tour. |
