- The 207.57 Acres is an absolute developer's dream, but would make for
one or more fabulous Estate properties as well. It is smaller and more
affordable than the entire 333 acres - but offers all the same features,
just on a smaller scale.
- The top elevations of the property (right & bottom of the Plat below)
runs along a very LONG high elevation ridgeline and
offers long range views. There's a
4-Wheeler trail for easy viewing, and basically follows what would be an
easy road grade. I cannot emphasize the views enough - absolutely some
of the best you'll find.
- As you move down slopes towards the mid & lower elevation meadows &
knolls, you've got
2nd tier mid-level area (with some small finger woodland ridges that
branch off from main upper ridgeline) that also offer long range views
from potential homesite(s). Very good views from these mid-level elevations.
There are several Knoll / Ridgelines in this section of the property - and
one is the Highest Elevation on the property.
- The low & mid level elevations comprise about 35+/- acres of level meadow/pasture
+ gentle rolling hills, and a few good finger ridges and knolls coming off
the higher Ridgelines.
- There are 2 creeks fed by spring-heads on the property that run through
this section of land. (They run very well during normal
times - but please understand that we're in the middle of what is probably
the worst North Georgia drought in 100 years - so don't expect more than a
trickle now.)
- Good pond sites along the creek/meadows exist.
- Great 3 - 5 Acre Lake Site exists.
- Old semi-abandoned county roadway (Piney Spur Rd.) runs through the center
of the entire 333 acres for easy access & viewing. This 207.57
acre tract encompasses all the portion of the land on the south side of that
road.
- Close to neighboring Amicalola Falls (minutes away).
- 15 minutes from Ellijay & major shopping / commerce areas.
This particular area is smack-dab in the middle of North Georgia's Apple
Festival area, which runs along this section of Hwy 52. You get great
tourism traffic here - but the property sets well back from the main highway
(I point this out only from a marketing aspect if you were to be
developing or investing from a buy/sell point of view).
