is one of the best kept secrets in North Georgia, located near the
Dawson/Pickens County lines, just north of Big Canoe, and with great views of nearbye Amicalola Falls. You literally can't walk 50 feet along the road
without being exposed to some of the most fabulous existing views you will
ever find anywhere. Plenty of hiking trails along the road lead off into
the Dawson Forest, Scenic waterfalls, Historic structures and gentle woodland

It is quiet and peaceful with NO TRAFFIC. Most days you won't even
see a car drive down the road, especially on Lot 15, which only has one
full time resident living past the lot towards the dead end - and that house
is under sales contract, so the future tenant status is unknown. It is convenient to
the new FOOTHILLS SHOPPING CENTER, which also services the Big Canoe
community. It is also convenient to both Dawsonville, Dahlonega, Ellijay and
Jasper cities. Only 1 hour north of Atlanta, with easy relatively access
to either Hwy 400 or Hwy 575.
The lot is steep but easily buildable, and the views are absolutely
unparalleled - stretching all the way towards the sunrise horizon directly
ahead. It is important to note that this entire community was platted
and developed in the 1960's and is "Grandfathered" in regarding many building
codes. Issues such as building setback, variances, septic issues
etc., have historically been dealt with very leniently by the wonderful Dawson
County Planning Board. I suggest a

- is already SOLD. Sale was conditional to a perk test and County
