Yes. Dawson County
allows one divide/year unless you are developing a community, complete
with roads. For now, the most intelligent split would seem to be
where the little Amicalola River splits the property with about 70 acres
to the rear, and 50 to the front.

Small frontage onto Hwy 136. Rather convenient, for
the local Grocery mart is only a few hundred yards down to the corner. |

The entire property
offers hundreds of excellent building sites. Building sites aren't
an issue. |

As you turn in from Hwy
136, you find a very well maintained gravel road that runs smack down the
middle of the front portion of the property, and eventually dead ends into
the Little Amicalola River. In the rear portion of the property, across
the river, are several pre-graded old jeep roads/trails that could be the
foundation for new roads. |
| Water features: |
2000' of the Little
Amicalola River runs through the middle of the property. Smaller
creeks abound, and springs are abundant. It would be easy to dig in
several new pond sites. |

North Dawson County - in
what I would call the agricultural section. The property is
surrounded by enormous chunks of undeveloped land. Development along
the rear section bordering Afton Rd. is slowly growing. The property
is centrally located to Dawsonville, Hwy 400, Dahlonega, Jasper, Foothills
Shopping Center, Ellijay and Dahlonega. Nice Country Grocery with
Gas Station a few hundred yards from main entry. |

Naturally if developed, hunting could be limited through covenants.
I will say that loads of Turkey, Deer and just about any other mountain
critter you can think of abounds here. It would be easy to sow a
dove field as well. Plenty of Brown Trout in the river too. |
| Views: |
As you drive in from the
front, you have a long beautiful view of pastures and fields along the
left. To the right is mostly woodland on a gently upsloped ridge,
which would offer some nice open feel views. Nice dotted mid range
scenic views would be available to homesites or clearings. On the
back half of the property are some mountain ridges that would offer some
mid/long range views. |
| Layout/Terrain: |
This is a very oddly shaped lot. You have a narrow entry
neck, that broadens into fields/pastures/rolling woodlands. Flat
bottomland, some semi-cleared into parklike settings, is on both sides of
the little Amicalola River. Towards the back you get into more
forested Mountain ridges, with a few old jeep/logging trails. |

Lots of hardwoods, large oaks, etc. Some good stands
of scenic pine. 15 - 20 acres of pasture. Lots of laurels towards
the rear and scattered to the front. Basically it is a nice mixture of
different vegetational habitat. |

A Summer camp jumps to mind as a wonderful se for this
property. The river could be used for inter-tubing, fishing, swimming
holes etc. It could easily be developed into 5+/- acre lots in a
subdivision setting. It could be kept as a single piece as an estate
property with horse fields, or as a country farming estate. It could
be used for working agriculture. It could be subdivided into 2-4
smaller estate lots. The property is very diverse, and could serve a
multitude of useages. |
