Property is available to be sold as an entire tract, but
the owner would actually prefer to retain the top 7 - 8 acres. The
proposed split is just around the middle of the property. Lower half
has easy access of Baird Cove Lane and is accessible to county water and
sewer - allowing for small tract subdivides.

There are some other existing small tract subdivisions in
the area already, and are still popular as 1st home residences for the
northern Asheville Subdivision area. This is still a popular and
growing area with residential appeal to the greater Asheville area.
Subdivided
land adjacent to the property is selling briskly at 20-25k per ¼ acre.

and the property hasn't been formally subdivided for a sale, which allows us
some flexibility to negotiate exact subdivide.
